What Real Estate Agents Should Consider


The question that many agents ask always comes to the bottom line "How much and when do I get paid?" Let's face it, we may love what we do but we don't do it for free. I have the highest respect for an agent that has hustled and grinded to get a listing or a client looking to purchase a new home. It's tough out there and clients have many choices of who they want to represent them.

Whether the client has their own lot or your are searching communities that have all the requirements and amenities for them there is a solution and a rather easy route. Our architectural department will work with them to develop a floor plan and elevation of their choice. We allow the client to pick the details and finishes and give them a real sense and vision of what their dream home will be. We want to make them feel comfortable throughout the process without being forced into decisions. This time is very exciting and decisions can often take time. We have an excellent staff of designers that help them through the process.

I know your wondering "what's the bottom line again?" When you bring your client in to our model, I will register you. When they have made the decision that they want a John Cannon home the job is literally done. At this point you are free to go soak your feet in the gulf or make a plan of attack on how you're getting your next client. You as an agent or broker can be involved as much or as little as you want in the design and build process. Your first John Cannon home would pay 3% and the second 3.5% and your third 4% within a year. We pay 100% at slab which is approximately in three to four months. Don't forget, you also have an opportunity in the communities to get a percentage on the lot sale as well.

Some clients have properties with depreciated homes on a lot or just a lot that has not been built on. Especially some that are waterfront or in an older part of town. We can set up a site bid for no charge at all. This would give them an understanding of what the costs would be to demolish and rebuild.

We also have a program for agents that have a lot or property. The sign program allows an agent to put a sign on the lot or property they have listed with a John Cannon home rendering on the sign.(above) This is a great way to give customers some visual perspective of what could be there. The buyer is not obligated to purchase from John Cannon Homes and it costs nothing for the agent or brokerage!
